Questions people ask
What is the RTB Rent Register?
A public register run by the Residential Tenancies Board since 1 March 2026. For any area it lists registered tenancies of similar homes with the rent paid, floor area, bedrooms, BER and the RT number. Since March every rent review and every new letting has to refer to it: the notice must cite three comparable tenancies by RT number.
How much can a landlord increase rent in 2026?
Nationally, by the rise in the Consumer Price Index since the rent was last set, or 2% a year pro rata, whichever is lower. Homes in new or extended apartment developments started after 10 June 2025 follow inflation only. A review is allowed once in 12 months, with 90 days notice on the RTB form, and the new rent may never be above market rent.
What happens if the notice has a mistake?
It is invalid and the increase does not take effect. Common faults: less than 90 days notice, no comparable RT numbers, wrong calculation, a copy not sent to the RTB within 7 days, or the registration not updated within a month. Since 14 September 2026 the RTB can issue fixed penalty notices for the last two.
Is this the RTB?
No. We are an independent service run by Avlas Digital. Every number we show is taken from public sources: the RTB Rent Register, the CSO price index and the SEAI BER register, and you can repeat each search on the official site. We fill in the official RTB form; you sign it and serve it.
